The Crossing – Phase 1: Affordable and Attainable Housing Development

Project Purpose or Justification:

The Crossing aims to address the pressing need for affordable and attainable housing in Buena Vista by creating a diverse, year-round community. By integrating sustainable design with the town's historical aesthetics, the project seeks to enhance community cohesion and provide housing solutions for local residents and essential workers.

Project Objective:

  • Construct 114 residential units in Phase 1, with 50% (57 units) permanently deed-restricted for households earning between 75% and 100% of the Area Median Income (AMI).

  • Develop a mixed-use neighborhood that includes for-sale and rental homes, parks, trails, and green spaces.

  • Foster partnerships with local organizations to ensure long-term affordability and community engagement.

Project Scope:

The homes at The Crossing have been designed to fit and honor the land from which our new community is now rising. Accentuating access to nature with beautiful outdoor porches and oversized second floor decks, these homes focus on providing access to the mountains, the trails and the BV community (The Crossing, 2025).

  • Construction of 114 homes, including:

    • 30-unit apartment building with rents ranging from $1,300 to $1,400 per month.

    • 21 affordable triplex units.

    • 51 single-family homes adjacent to community green spaces.

    • 10 large lots designated for custom residences.

    • 8 three-level homes offering scenic views.

  • Development of community amenities:

    • Two dedicated parks.

    • A one-mile nature trail.

    • Preservation of 22 existing pinon pine trees and planting of 47 new trees.

    • Installation of 1,320 new shrubs, grasses, and perennials.

  • Implementation of sustainable infrastructure and landscaping designs.
